
February 8th NC-150 Widening Update!

MOORESVILLE - The N.C. Department of Transportation and contractor Blythe Development are preparing to kick off the N.C. 150 improvement project in Catawba and Iredell counties. The six-mile project begins near Greenwood Road in Terrell, continuing east toward U.S. 21 in Mooresville.
Contract crews will begin working Monday (February 10th) night between U.S. 21 and Morrison Parkway, installing erosion control measures and performing necessary tree removal. Lane closures are allowed between 8 p.m. and 6 a.m., and other construction activities can occur during the day without lane closures to impact traffic.

The project includes widening N.C. 150 from four to six lanes between Greenwood Road and U.S. 21, building new bridges at the I-77 interchange and a new bridge over Lake Norman, installing and upgrading traffic signals, and improving drainage in the project corridor.

The project also incorporates reduced conflict intersections, a type of intersection design used to simplify traffic movements by reducing the number of conflict points between vehicles. The most common type eliminates left turns from side roads to main arteries, featuring raised medians to direct traffic from side roads into turning right. Drivers would proceed less than 1,000 feet to a dedicated U-turn location to head in the opposite direction. In addition, a continuous flow intersection will be built at N.C. 150 & Williamson/Bluefield roads.

Parking Etiquette, and Alley Use & Maintenance
With limited parking available, there’s a huge increase in parking complaints in the neighborhood. When possible, park in YOUR garage, in front of YOUR house, beside YOUR house, in Your garage on YOUR parking pad, etc. Street parking is not a permanent parking place. (please see Vehicles and Parking, exhibit B, page 5 of the Governing Documents).
The Town of Mooresville limits parking to one side only on all streets in our community. (Fenway Ave. is an exception as it is a one-way street, and parking is prohibited on either side.) The Town of Mooresville prohibits parking at all street corners, even where the road curves.
Over the holidays, we had huge trucks with trailers taking up many, many parking spots and people who live here had nowhere for their families and/or visitors to park. At the same time, a car was sideswiped during the night where both cars were heavily damaged.
Every house has a parking pad that will accommodate at least 2 vehicles. Many houses have 2 car garages which should be taken advantage of in securing your vehicles and getting them off our streets. Where there's a 2-car garage,there's also an extra space directly behind the garage which means you could park 3 cars. There have been incidents of vehicle break-ins where cars were left on the street; some locked some locked or not.
When/if you have a need to park on the street, please be respectful and don't take up more than enough space for your vehicle as other people may need space for loading/unloading, deliveries, healthcare workers, visitors, etc.
Don't Park in front of mailboxes. This means be far enough away from them that the mailman can drive up to the box, leave the mail, and drive away without backing up. You are, of course, free to park in front of your own mailbox and block it, or on the side street beside your own home.
Don't Park on any part of the alley. The alleys are tight already and people can't back out of their garages if you are parked on any portion of the alley. This habit is an accident waiting to happen. (please see Vehicles and Parking, exhibit B, page 4 of the Governing Documents).
Don’t Park any trailers, trailers hooked to trucks, or work trucks/vehicles with signs denoting the company logo/name, on any street in the neighborhood. (please see Vehicles & Parking, exhibit B, page 4 of the Governing Documents).

In addition: North Carolina law dictates that vehicles must be parked parallel to the curb and in the direction of traffic flow on public roadways. Local ordinances: While state law provides the general guidelines, local municipalities like those in Iredell County may have additional parking regulations that could further restrict parking against traffic. Potential consequences: Parking against traffic could result in a traffic citation from law enforcement.
Alley Use and Maintenance
If you back out into an alley, you and your neighbors are responsible for the upkeep of that alley. The town/city has now clarified that they will not take responsibility for patching or repaving any alley. If there are holes in the alleyway adjacent to your house, get them repaired before they become huge; otherwise, all residents with access to that alley will be responsible for paving/repairs. As the alleyways continue to deteriorate you will be required to get them repaired/repaved. (please see Maintenance of Alleys, 5,2, page 16, Governing Documents).​

NC-150 Widening Project Update!
The NC Department of Transportation has officially approved and awarded the NC-150 Widening Project contract on November 7th. The $249 million contract was awarded to a Charlotte based development/construction firm. Construction is expected to start in January 2025. Obviously, right-of-way clearing and utility relocation have been underway for well over a year now. This long-awaited project will reconfigure the main entrance of our subdivision to facilitate a seemingly unorthodox yet much safer exit to head left on River Highway (NC-150). It involves first turning right and then making a U-Turn that is controlled by a traffic light. Click the button below for an excellent view of how the completed project will look. North Carolina traffic law prohibits driving (unlicensed) all-terrain vehicles in Water Oak. Not only is it a dangerous practice, the noisy vehicles being operated at a breakneck speed generate an unacceptable amount of unnecessary noise. The Mooresville Police have concurred on this and are making visits to our subdivision to ensure compliance with the law, which states: "...by law, no person shall operate an all-terrain vehicle on any public street, road or highway except for purpose of crossing that street, road, or highway."

SAFETY CAUTION
Water Oak Dr. & Morehouse Ave. Intersection

At the request of Water Oak, the town’s Traffic Engineering Department has just made the Water Oak Drive and Morehouse Avenue intersection a 4-way stop, also known as an all-way stop. The many reasons for converting it from being a 2-way stop to a 4-way stop are obvious, all focused on vehicle and pedestrian safety.

PLEASE be extra cautious at this intersection. Motorists who are accustomed to simply driving through without stopping in the past may not be aware of the new requirement to stop (All Way Stop configuration) on Water Oak when traversing Morehouse Avenue.

Dear Water Oak Homeowner, (And all residents!)

It has come to our attention that pet issues within the community are ongoing. The below message was originally sent out 6/1/2023 but we would like to remind everyone!
We would like to take this opportunity to provide some reminders regarding pets in the Water Oak community.

We kindly ask that you be a responsible home and pet owner and clean up after your pet.

Unless enclosed in a fenced yard your pet should ALWAYS be on a leash and under control.

The children’s playground is not intended for dogs. Please do not allow your pets in this
area.

Per the CCR’s (see below) certain dog breeds are not permitted. If you have a tenant, it is
the owner’s responsibility to ensure that these breeds are not living in the home.

If you experience an issue with an aggressive animal, please call 911 and/or Animal Control
to report it.
Additionally, management from Parian Apartments has asked that we let our Water Oak residents know the dog park located on Parian property is only for their residents. Please refrain from using this area.

No Dogs in Kids' Playground!
Hello Watero Oak! We're receiving complaints that dogs are often being brought into the kids' fenced playground area. Dogs are not allowed there, only the children of Water Oak and their parents. Please do not bring your dogs and allow them to play in the playground area. It is not a dog park. There's even is signage there that reads dogs are not allowed.
Thanks for abiding by the covenants of the neighborhood at all times. Help us keep the playground area available only for the use it was intended.

Oddly enough, the areavibes livability rating for the town of Mooresville recently dropped from 83 to 72 points. It should be noted that both Huntersville and Cornelius received similarly decreased ratings. The main detractors were “Commute” and “Amenities”; they were rated F. That’s understandable for “Commute,” but it seems totally illogical for “Amenities” to be rated so low. At any rate, “Housing” and “Health” were both rated A+. “Cost of Living” and Employment were rated B+, and schools were rated B. “Crime” received a respectable rating of C, thanks to our Town’s great Police Department. So, the 72 rating is still in the Excellent range, and ratings in most individual categories are quite impressive. This all hints that when the transportation infrastructure (highways & streets) catches up with the Lake Norman population growth, the areavibes rating will most likely climb back up to the Super-Star rating of above 80. Meanwhile, it’s clear that Mooresville is still a really great place to live, work, and raise a family! Click blue button below for more info.

The Iredell County Sheriff's Office has established an App for smartphones. The new App is available via the iPhone App Store and via Google Play for Androids. Simply do a search for "Iredell County Sheriff's Office," and then download and install the App on your smartphone. The App's icon is a sheriff's badge. Features on the new App include: a Contact Us button, News/Events button, and buttons to obtain info on Wanted Persons, Sex Offenders, Gun Permit Info, Jail Info, and COVID-19 info. BTW: Clicking the Contact Us button will display the Sheriff's Office telephone number; then just touch that number to automatically dial it.

Please Help Facilitate Mail Delivery
Many Water Oak residents are acutely aware that our servicing U.S. Post Office has been experiencing considerable difficulty in delivering mail to some homes. This is an issue between the U.S. Postal Service and their individual customers, not the Water Oak HOA. That said, the HOA Board, Kuester staff, and the Postal Manager have recently dialogued about this situation.
First of all, our subdivision has long been enjoying and will continue to enjoy curbside mail delivery—a luxury that most newly constructed subdivisions do not have. Unfortunately, postal workers have been unable to deliver mail to as many as twelve Water Oak homes per day due to parked cars blocking curbside mailboxes. In such cases, the mail is returned to the post office and a new attempt to deliver is made the next day.
To help alleviate this situation, the Postal Manager has asked that we encourage Water Oak residents to please keep mailboxes clear of at least their own vehicles between the hours of 12:00 p.m. and 3:00 p.m. Every resident has at least two off-street parking spots. So, during that time period, we hope residents will opt to utilize that off-street parking, rather than parking in front of or close to curbside mailboxes.
The Postal Manager states that undeliverable mail is not being marked “Return to Sender,” and that renewed attempts to deliver the mail are being made. But, please bear in mind that USPS policy states that the postmaster may potentially withdraw delivery service if a mailbox is continually blocked by a vehicle(s) that the customer owns. To ensure things don’t reach that point, the Postal Manager is kindly asking Water Oak residents to do whatever they can to facilitate mail delivery between the hours of 12:00 p.m. and 3:00 p.m.

" Wanted to send you a quick email about the up-tick in car break-ins we're having in Mooresville and surrounding area. Last weekend we had a group, we believe is from Charlotte, hit cars on both sides of town.
I would remind residents to leave nothing in plain sight, remove firearms, valuables, lock their car doors at night and please call the police if they see anything unusual. I was doing an area canvas in the Waterlynn Community after several car break ins and spoke with a resident who saw the suspects. He told me he saw a couple of guys with flashlights around cars, went outside and yelled at them to leave.
They just went further into the neighborhood and broke into several more cars. He never called the police! We're doing our best to catch these guys, but we need help from the community to catch these groups in the act. "
